Salesforce, the world’s #1 customer relationship management (CRM) platform, and #1 Fortune 100 Best Companies to Work for, is looking to hire an experienced Senior Category Manager for real estate transactions to support our global transactions team.

The selected candidate will lead the Transactions and Leases Category within Real Estate and Workplace Services (REWS) globally and will be collaborating across other category leads and regions.

This position is part of the Finance organization, based in Indianapolis, IN, reporting into the Senior Director of Strategic Sourcing for REWS.

Position Scope:
(i) As Salesforce expands its presence around the globe, this role will partner closely with the Real Estate Transactions team to Lead the strategy around sourcing all services related to Real Estate Transactions including analyzing spend data, market research, formulating strategies to optimize and rationalize spend, recommending and driving the tendering process (RFx), negotiating contract terms with suppliers, driving savings, improving deal terms, and timely execution.

(ii) Establishing and expanding relationships with key stakeholders within Salesforce especially the Strategy and Transactions team, senior real estate leaders in the region, legal, finance, accounting, tax, and risk management to name a few.

(iii) Influencing existing strategies, and working diligently of challenging the statu-quo with more effective processes and ideas to optimize one or multiple transactions.

(iv) Leading complex, highly visible negotiations with key partners, including the establishment of service levels, key performance indicators, commission rate cards, cost models, rebates, in order to increase savings and drive value.

(v) Managing all engagements and relationships with major suppliers in the cowork spaces, serviced offices, brokers, and other providers that support Salesforce global real estate and workplace services team.

(vi) Drive Supplier Business Reviews with key partners, in collaboration with stakeholders to ensure strategic alignment and supplier compliance with service levels and KPI’s.

(vii) Develop a data-driven decision making process leveraging internal structured and unstructured data, as well as market insights to support the category strategy and sourcing recommendations.

Requirements:
Minimum a Bachelor degree (MBA preferred) in Real Estate, Finance, Architecture, Engineering or related areas, with a minimum of 10 years in combined experience in commercial real estate, transactions, lease administration, property management, real estate sourcing & procurement, capital projects, or related functions.

A deep understanding of a global Corporate Real Estate portfolio, and the nuances around local and regional differences.

Excellent executive presentation and communication skills and strong interpersonal skills.

Ability to negotiate with highly skilled partners and stakeholders, under time and term constraints.

Mastery in the sourcing process (i.e., RFx development and execution), reviewing, analyzing, drafting and negotiating contract terms with respect to major initiatives of medium to high complexity.

Strong understanding of the real estate brokerage market, cost model, commissions, rebates, serviced office leases, conventional lease terms, tenant reimbursement, CAM, lease audits, and other lease related transactions and understanding of various economic levers that may affect the real estate portfolio cost.

Ability to develop transaction strategies, and analyze pricing models, lease terms, as well as master agreements.

Strong understanding of legal terms and ability to negotiate competitive terms with suppliers and potential landlords.

Outstanding relationship management skills, as well as the ability to work collaboratively with suppliers, internal stakeholders, and senior management.

Self-starter, well organized, and able to leverage unstructured data or minimum information in order to build a plan of action, with minimal supervision.
